ABOUT US… or, more to the point… If these properties are so great, why are you selling them?

That would be our first question. So… here is the answer: we don’t want to sell them. We’ve had them for many years. They are single-story, cinder-block, indestructible properties. No carpet - all tile floors. Our tenants are long-term. Our property management company is exceptional. Arizona has been phenomenal to us as landlords.

We, like many investors in Arizona, are out of state. We are a family from California, where we maintain other real estate holdings.

We have run out our depreciation on most of these Arizona units. A year ago, in 2022, we began to consider a sale.

We are looking to do a 1031-exchange. We very much hope to find similar properties.

I feel certain that a wise investor or investment group will find great value in these eight units. With very little cost or effort, these properties would be highly desirable to new renters or single-family homebuyers.

If we were not opting for a simultaneous escrow closing (for the 1031-exchange rules), we would have considered selling each side of the Glendale duplexes separately - as four single-family homes. There is a tremendous market for homes in this niche. Smaller duplex halves on the same street have recently sold for $300,000 each. A four-plex beside ours on 31st Place in Phoenix just sold in March for $734,500.

Each of these properties is located within a revitalization zone. Rents have skyrocketed. These units are prime investments, with huge ROI upside - whether you opt to hold them as rentals, or sell them as their individual parcels.
